  2. Is access both legal and practical?
    Review recorded access with the title company and inspect the actual route. Consider road maintenance, weather conditions and construction-vehicle access.
  3. What will water and power cost?
    Ask providers about service availability, capacity, meters and extension costs. A nearby line does not establish a connection or its price.
  4. How will wastewater be handled?
    Confirm sewer availability or investigate septic requirements, soils and space. Include the wastewater layout in your home and garage plan.
  5. Where are the boundaries and easements?
    Review title documents, plats and available surveys. Online parcel maps are a starting point; use a licensed surveyor when boundaries need to be established.
  6. How do terrain and drainage affect the site?
    Review flood information, washes, slope and grading needs. Consult the appropriate floodplain office and qualified site professionals for the proposed project.
  7. What restrictions and ongoing costs apply?
    Check HOA documents, deed restrictions, assessments and property taxes. Ask specifically about garage design, manufactured homes, RV use or business activity when relevant.
  8. Does the full project fit your budget?
    Consider the land price, closing costs, investigations, site work, connections, permits and construction. Discuss funding and contingencies before committing.

Where should I start searching for Colorado River land?

Start with Bullhead City, Fort Mohave and Mohave Valley for the main river corridor. Compare Golden Valley for an inland desert setting, Golden Shores and Topock for the southern river area, and Needles for the California side. Choose based on your intended use, access needs and total project budget.

Does a vacant lot automatically qualify as a building site?

No. Before treating a parcel as a building site, verify permitted use, legal access, usable area, utility service, wastewater feasibility, drainage and required approvals. A listing description is a starting point for investigation.

Can I put a manufactured home or RV on the land?
