Arizona's Colorado River | Best OHV Trails | Bullhead to Lake Havasu City

Off Road Trails | Arizona | Colorado River & Lake Havasu City

1. Eagle Pass Trail

Colorado River Real EstateEagle Pass is an easy loop trail from Needles that can be done in half a day. The loop follows part of the long East Mojave Heritage Trail, the full length of which is no longer open to vehicle travel. The trail leaves from the center of Needles and almost immediately travels along a loose, gravelly trail toward the Sacramento Mountains. It enters a canyon that climbs gently toward Eagle Pass. The towering bulk of Eagle Peak is immediately to the north. The vegetation is a mixture of sage, smoke trees, Mojave yuccas, chollas, and barrel cacti. Special Attractions: Rockhounding for jasper; Trail is part of the East Mojave Heritage Trail; Remote trail traveling along desert washes. High-clearance 4WDs are preferred, but any high-clearance vehicle is acceptable. Expect a rough road surface; mud and sand are possible but will be easily passable. You may encounter rocks up to 6 inches in diameter, a loose road surface, and shelf roads, though these will be wide enough for passing or will have adequate pull-offs.

2. Moss Mine Trail

This short spur trail leads along a rutty trail to the remains of the Moss Mine. The major attraction is the mine, which has some interesting ruins of stone buildings, many adits and shafts, and a steel headframe. The ruins make an excellent subject for photographers. There are many side trails leading from Moss Mine and along some of the washes, and a keen explorer will be able to find one of several different routes through to Mossback Wash Trail. However, these un-mapped trails can be confusing to follow and it is easy to get bushed. Make sure you are carrying at least a topographic map and compass if you are planning to attempt any of these routes. Special Attractions: Extensive remains of Moss Mine; Access to a network of other 4WD trails; Can be combined with Mossback Wash Trail and Thumb Butte Trail to make a full day tour. High-clearance 4WDs are preferred, but any high-clearance vehicle is acceptable. Expect a rough road surface; mud and sand are possible but will be easily passable. You may encounter rocks up to 6 inches in diameter, a loose road surface, and shelf roads, though these will be wide enough for passing or will have adequate pull-offs.

3. Oatman Warm Springs Trail

This trail combines a long, interesting drive, a short walk, and wide-ranging views. It leaves from the community ofColorado River Real Estate Golden Shores along a wide, graded (though often washboardy) road. The turnoff for the trail proper is 6.4 miles along this road. The turn is well used but very narrow, and with no marker it is easy to miss. If you come to a windmill, a stone tower, and a dwelling on the graded road, you have gone 1 mile too far. Special Attractions: Oatman Warm Springs; Trail running along the edge of the Warm Springs Wilderness; Far-reaching views of the Black and Mohave Mountains; Wildflower-viewing in spring. High-clearance 4WDs are preferred, but any high-clearance vehicle is acceptable. Expect a rough road surface; mud and sand are possible but will be easily passable. You may encounter rocks up to 6 inches in diameter, a loose road surface, and shelf roads, though these will be wide enough for passing or will have adequate pull-offs.

4.  Mossback Wash Trail

This narrow, winding single track meanders through some spectacular Black Mountains scenery before dropping into Mossback Wash. It leaves from Thumb Butte Trail along a wash, before climbing out and winding its way over ridges, dropping often to cross through narrow gully washes. After 2.6 miles, the trail passes Mossback Mine, another of John Moss’s claims. The mine has large tailings heaps and adits. Nearby are caves reputed to be the hideout of some German prisoners of war from World War II who escaped from the camp in Kingman. Special Attractions: Viewing wild burros and bighorn sheep; Spectacular scenery in the Black Mountains; Mossback Mine and German Soldiers Caves. High-clearance 4WDs are recommended, though most stock SUVs are acceptable. Expect a rough road surface with rocks larger than 6 inches, but there will be a reasonable driving line available. Patches of mud are possible but can be readily negotiated; sand may be deep and require lower tire pressures. There may be stream crossings up to 12 inches deep, substantial sections of single-lane shelf road, moderate grades, and sections of moderately loose road surface.

5. Thumb Butte Trail

This extremely pretty route takes the back country traveler along the western side of the Black Mountains, through rugged terrain, gravelly washes, and remnants of the mining era. The trail leaves Arizona 68 to the west of Union Pass on an unmarked but well-used gravel road, 19.5 miles west of Kingman. A series of turns leads to increasingly smaller and less traveled roads, passing around the distinctive rock spire of Thumb Butte. Special Attractions: Spectacular scenery in the Black Mountains; Old mine remains; Thumb Butte; Wild burros. High-clearance 4WDs are required. This trail has either a rough, rutted surface, rocks up to 9 inches, mud and deep sand that may be impassable for inexperienced drivers, or stream crossings up to 18 inches deep. Certain sections may be steep enough to cause traction problems, and you may encounter very narrow shelf roads with steep drop-offs and tight clearance between rocks or trees.

6. Backway to Oatman

Colorado River Real Estate Search This route roughly follows the original bed of the old Mohave and Milltown Railroad. A hiking trail follows the railroad route, while the four-wheel-drive route weaves back and forth across it. Look at the trail markers carefully to see whether they are for hikers or Jeeps. Most of this road is fairly flat and can be driven in a high-clearance two-wheel-drive vehicle. Four-wheel drive may be needed occasionally after heavy rains when ruts and washouts occur. The road is sometimes faint and difficult to find, especially at the west end. Use Boundary Cone as a directional landmark. The trail can also be driven in the opposite direction.

Money Saving IdeasCould you use a few extra dollars this year to purchase some new patio furniture, spruce up your kitchen, upgrade your garden or maybe take a mini getaway?  Try these 7 buck saving household tricks and begin saving a few extra dollars this year that you would normally pay out to your favorite electric or gas company.  Saving money has never been easier when you start making these little changes in your household habits and the way that you maintain important components.  Your pocket book will benefit this year when you implement all 7 ideas and so will your friends and family when you take a minute to share with them.   

1. Reduce the size of your dryer ventilation hose.  This small idea is "free" and will save you $25 to $30 a year on your gas (natural & LP) or electric bill for your home.  Would you like for your clothes to dry a little sooner? Simply start by trimming your hose enough to pull it away from the wall, and eliminate any obstructions.  That simple! Start saving time and money.

2. Sorry folks!!! Save nearly a couple of hundred dollars a year by running only one refrigerator.  If it's more than a decade old, it's probably not energy efficient and is using up more electricity to power your home than you probably would like to. Here you'll gain more interior garage space at the same time, you'll enjoy fresher food and beverages.

3. When running your air-conditioner and heater, be sure to close all open cabinets, closet doors, and pet doors to lower the amount of home you're cooling and heating. This little exercise of making sure these doors are secure could realize as much as a $5.00 savings per month...do the math.

4. Lower the temperature on your water heater. If it's set at 130 degrees F or higher to get hot water a little faster to the sink or shower, be aware that even lowering 10 or 20 degrees could save you $30 to $40 a year.  The benefit to lowering the temperature could also save you from potential scalds.

5. Replace your central air-conditioning filters each month during the summer to keep air flowing freely through the system, ducts and help keep the the blower motor running efficiently.  Purchase a 3-pack of filters for as little as $10-$12 and begin saving as much as $60.00 a year.  In addition, prolong the life of your unit, which in the long run will save you thousands of dollars by not having to replace expensive fan motors parts.

6. When you're finished using your computer and monitor, set it to sleep mode.  Adjust your computers settings to "sleep mode" after 10 minutes or so.  This an easy fix, but one that will help you save at least $75.00 a year on your electric bill.  Your computer will appreciate the extra time off and will help prolong the life of the monitor and hard drive.

7. Install ceiling fans. In the winter, run it at low speed in a clockwise direction to re-circulate the warm air that rises to the ceiling. This will allow you to lower the thermostat a couple of degrees. Cost of fan is normally a couple of hundred dollars with about $100 per year off your heating bills.  In the summer, reverse the fan direction and the airflow creates a windchill effect, making you feel cooler.

Bullhead City Buying a home Real EstateBuying a home is most likely the single largest investment someone will make in their lifetime.  Like any major decision in life, you'll want to educate yourself first and get all of the facts before diving in with both feet.  Read "Six Time Tested Homebuyer Tips" before you take the plunge into the real estate pool and insure your buying success. 

We have 25 years of real estate experience and have successfully helped hundreds of buyers achieve the dream of home ownership.  During our time in real estate, we've certainly see our share of successful transactions and not so successful ones. Let us share with you what we believe to be valuable time tested tips that will help you save thousands of dollars when buying a home and help you sleep better at night about your investment.

1. Select a real estate agent to represent you. The sellers agent represents the seller and owes certain duties to the seller. You'll want someone in your corner to negotiate and work hard for you. Ask a trusted source for a referral to a reputable real estate agent that they or someone they have used in the past to buy or sell a home.

2. Get pre-approved with a mortgage specialist. Know how much home you can afford before you start looking for a homes. A strong pre-approval is like money in the bank, it strengthens your negotiating position with the seller. Keep in mind that there's nothing more dis-heartening than finding the perfect home, than finding out that you're not qualified to purchase it. Get pre-approved!

3. Now the fun starts. Take the time upfront to communicate your buying needs with your REALTOR. Let them know the type of home that you're looking for, i.e. price, neighborhood, size, bedrooms, features, etc.  A smart agent will take the time upfront to consult with you before wasting your time showing you homes that don't meet your buying criteria. There's nothing more frustrating than looking at homes that don't match your needs.

4. Once you've identified where you want to live and the details of the type of home your interested in, have your agent sign you up for a detailed property search that alerts you by email of the newest listings and price changes in the neighborhood you've chosen, example (www.homesalesbullheadlaughlin.com). Be aggressive and stay abreast of the newest listings in your area, as you don't want to miss out on the right home.

5. You've located the perfect home...Make an offer based on the sellers motivation, condition of home, and comparable closed sales in the neighborhood. If you're in a multiple offer situation, you may want to make a strong offer so, that you don't lose the deal to another party. Your agent can help you identify an potential weaknesses in the seller's position to help you negotiate the best possible deal. Once again, buyer representation is critical. 

6. Negotiations are complete. You're going to make sure that you do your due diligence and have the home inspected by a licensed home inspector. Your real estate agent can refer you to three reputable inspectors in town that you can call and interview. The cost typically ranges from $300 and up depending on the size of the home, this may be the best money ever spent. You're going to want to be concerned about the condition of the roof, plumbing, electrical, hvac, and most major mechanical items of the home. If any of the mentioned items are not working, don't be afraid to ask the seller to fix them or give you a credit to fix them at close of escrow.
